Landlords: your MTD solution is here

FreeAgent for Landlords has been officially ready for Making Tax Digital (MTD) for Income Tax for over a year and is recognised by HMRC as an MTD-compatible solution. In fact, dozens of landlords signed up early (joining HMRC’s pilot scheme a year before they had to!) and used FreeAgent to successfully submit their MTD for Income Tax quarterly updates.
If you make qualifying income of over £50,000 from renting out property as an unincorporated landlord, you should already be using MTD-compatible software to keep digital records in preparation for submitting updates to HMRC. (If this is you and you haven’t got started with MTD, get your software now and sign up for MTD for Income Tax with HMRC.)
Landlords with qualifying income of over £30,000 will be affected from April 2027, and those with over £20,000 from April 2028.
How does FreeAgent help you manage the new MTD rules?
A FreeAgent for Landlords account has lots of handy features for managing properties: letting you assign income and expenses to specific properties, view Profit & Loss reports for each property individually, and easily manage jointly-owned properties.
Now, with the introduction of MTD for Income Tax, landlords can:
- check quarterly figures and end-of-year submissions
- file compliant updates directly to HMRC
- keep track of their MTD deadlines using their Tax Timeline
Richard Chenery, a landlord and handyman, volunteered for the pilot phase of MTD for Income Tax last year because he “wanted to get a better handle on the income and expenditure from my properties.” He says, “MTD has forced me to do it properly in FreeAgent (rather than using spreadsheets). This means that the pain intensity of tax submissions has definitely lessened.” His advice? “Talk to others, do your research, engage with FreeAgent and HMRC. You can’t avoid MTD but you can definitely avoid a load of unnecessary grief by grasping that nettle!”
A simple way to manage joint ownership
We’ve made sure FreeAgent works seamlessly for joint ownership too. You can set different ownership splits for each property in your account. Why does this matter? Well, it means joint owners - for example, a married couple - only need one FreeAgent account to meet all their individual MTD responsibilities.
You only need to add income and costs against each property once - and there are no manual calculations needed. FreeAgent will automatically split income and expenses between owners based on the ownership percentages you set up. So - less work, fewer errors, and speedier admin.
Then, when it comes to MTD, each owner will have their own quarterly updates and end-of-year submissions that they can file directly from their one FreeAgent account.
So whether it’s a 50/50 buy-to-let with a partner or a more complex arrangement across multiple properties, FreeAgent keeps things simple and accurate.
